Understanding Your eXp Realty Earnings

eXp Realty’s model is designed to be agent-centric, offering competitive splits and opportunities for additional income streams. This calculator focuses on your direct earnings from a sale. Here’s a breakdown of the key components considered:

  • Gross Commission Income (GCI): This is the total commission earned from a sale before any splits or fees are deducted.
  • Agent Split: Typically, eXp agents start on an 80/20 split, meaning the agent receives 80% of the GCI, and 20% goes to eXp Realty. This calculator allows you to adjust the agent’s share if your terms differ.
  • Annual Company Cap: Agents contribute 20% of their GCI to eXp until they have paid a total of $16,000 in one anniversary year. After hitting this cap, the agent receives 100% of their commission for the remainder of their anniversary year, less a reduced transaction fee.
  • Post-Cap Transaction Fee: Once an agent has capped ($16,000 paid to the company), the 20% split no longer applies. Instead, a smaller flat transaction fee (e.g., $250) is charged per deal. This fee is significantly less than the 20% split.
  • Broker Review Fee: A standard fee (e.g., $25) applied to each transaction for compliance and review by the brokerage.
  • Risk Management (E&O) Fee: This fee (e.g., $40 per transaction) covers Errors & Omissions insurance. It is charged per transaction until an annual E&O cap (e.g., $750) is reached. After that, no more E&O fee is charged for the rest of the anniversary year.
